According to this 2024 ranking, the year's highest sale involved a seafront property in Ramatuelle, the former residence of Gunter Sachs, sold for 85.5 million euros to American investor Ken Griffin. The estate, located at the eastern end of Pampelonne beach, comprises two main villas, an annex house, two swimming pools, a tennis court, and 7,000m² of land.
This kind of property illustrates the extreme rarity of homes with direct sea access in the most sought-after areas, a scarcity that justifies price levels per square metre reaching 60,000 to 90,000€ in certain micro-sectors. Across the full 2024 ranking, 7 of the 10 biggest sales involved seafront properties, whether châteaux, Belle Époque or contemporary villas, combining strategic location, exceptional surface area, and remarkable architecture.
The Areas Behind the Biggest Transactions
The most represented areas in the 2024 ranking remain Ramatuelle, Cap Martin, Saint-Tropez, Antibes, and Cap-Ferrat. Here are a few of the transactions recorded, such as:

- Antibes: seafront château on 10 hectares at €65.9m
- Cap Martin: Belle Époque villa, Domaine du Cap at €58.0m

- Saint-Tropez: contemporary villa, Parcs de Saint-Tropez at €46.4m.
The rest of the ranking also includes sales in Cap Martin, Cap-Ferrat, and Mougins, between 23 and 41 million euros. These figures come solely from transactions made public through the DVF file, and some sales may escape this record for legal, technical, or other specific reasons.
What Sets a Trophy Asset on the Côte d'Azur Apart
Beyond the transaction amount, several criteria come up consistently among properties at this level. Direct sea access remains the single most decisive factor, present in the majority of the biggest sales recorded. Land size matters just as much, since estates spanning several hectares dominate this segment of the market.
Architectural provenance plays a role too: Belle Époque villas, well documented and well preserved, generally trade at higher levels than more recent constructions of comparable size. This combination of factors, rarely found together, explains why an exceptional asset on the Côte d'Azur stays hard to compare from one sale to the next, even within the same geographic area.
